Working alongside energy providers, landowners, utilities, capital partners, and a data center development partner, DCES helped shape a path from raw acreage to an executable digital infrastructure opportunity. The project reflects DCES’ core role: aligning land, power, partners, and development strategy to accelerate speed-to-power for large-scale data center infrastructure.

The demand for AI infrastructure is moving faster than traditional utility timelines. DCES saw an opportunity to evaluate a large-scale Wyoming property with the right characteristics for powered land development: available acreage, energy proximity, favorable industrial siting potential, access to natural gas infrastructure, and room for phased data center growth.
Rather than treating the site as a real estate transaction alone, DCES approached the opportunity through the lens of power-first development. The key question was not simply whether the land could support a data center campus, but whether it could support a realistic path to power at the scale and speed required by next-generation digital infrastructure.
The Approach →
DCES coordinated early-stage feasibility across land, energy, infrastructure, development, and capital considerations. The team evaluated site constraints, topography, gas supply pathways, potential generation strategy, transmission context, access, permitting requirements, and development sequencing.
The project was structured around a behind-the-meter energy model designed to reduce dependence on extended grid timelines while preserving optionality for future grid integration. By aligning with a data center development partner early in the process, DCES helped ensure the land and power strategy could be shaped around real infrastructure requirements rather than abstract site potential.

The Prairie Signal Campus concept established a framework for a phased, power-ready development opportunity with the potential to support AI and cloud infrastructure at meaningful scale. The site strategy created a clearer path for partner discussions, capital planning, engineering review, and future development milestones.
